It is important to note that networking groups are scattered across the country. And in order to find the right networking group, you may want to search websites like Meetup and Facebook. Homebuyer workshops occasionally are held at various locations nationwide by homebuying experts who are happy to share their knowledge. In many cases, cities and towns also will host free homebuyer workshops, enabling you to learn what it takes to purchase a house quickly and effortlessly. 3. Real Estate Agents When it comes to becoming an expert homebuyer, there may be no better resource at your disposal than an experienced real estate agent. Because with the right real estate agent at your side, you'll be able to explore a broad assortment of high-quality houses any time you choose. The news has been bombarded with negative stories about the real estate market over the past few years, but the tides are turning and inventory is now lower than ever. There are still many opportunities for buyers as prices still remain low. For savvy homebuyers looking to buy in the high-end or luxury marketplace there is tremendous opportunity. If you’ve always dreamed about buying a luxury property but considered it just out of reach, today’s market may has put downward pressure on the prices of higher-end homes making them more affordable than ever. To buy your dream home you will want to have a strategy. 1. Choose your agent wisely. Your agent is your advocate. You will need an agent who is experienced and successful in the luxury home market. Agents who deal in luxury property have the right knowledge to help you locate and negotiate an offer on a high-end home. 2. Take the time necessary. The high-end home search may take more time and patience. The supply of luxury homes may be smaller, you may even need to expand your search or rely or your agent to find homes that may not be currently up for sale. The home will be bigger, have more features and thus there will be more to consider in the purchase decision. 3. Prepare the perfect offer. Cash is king in today’s market. According to the May 2011 REALTORS® Confidence Index from the National Association of REALTORS®, 30 percent of all purchases between mid-April and mid-May of last year were financed with cash. Buying a home is a very important decision. Before you rush into a home you should consider all the factors. Making sure you end up with the right home involves figuring out exactly what features you need, want and don't want in a home. Before starting your search, you should make a "wish list" to decide which features are absolutely essential, which nice “extras” are if you happen to find them, and which are completely undesirable. The more specific you can be about what you're looking for from the outset, the more effective your home search will be. Also keep in mind, that in the end, every home purchase is a compromise. Create your own personalized "wish list" and when you're finished filling it out; share it with your real estate agent. Become an educated buyer •The web is one of the best ways to search for homes today. With this website, you can receive daily emails with new and updated listings from the towns and price range of your choice. •Search the entire MLS for all homes, condos, land, multi family, commercial properties, and past sold properties at your convenience. •View full listing sheets showing amenities, taxes, lot sizes, beds, baths, rooms, siding, fireplaces, garages, room sizes and much more. •Get property addresses and see where the properties are located on MapQuest. •Check schools and community profiles of your preferred towns. •Save preferred listings in your own file to view anytime. •Calculate approximate mortgage payments for specific properties. Home Inspection Once you have made an offer on a home, you will need to schedule a home inspection, conducted by an independent authorized inspector. It is extremely important to hire a reputable inspector so that you know exactly what you are buying. Do not hesitate to ask friends, family, and co-workers for advice. If you are satisfied with the results of the inspection, then you can proceed with the sale. If the inspector finds problems with the property, you may want to negotiate with the seller to lower the price, or to pay for certain repairs. Appraisal Your lender may require you to get an appraisal of the house you want to buy, to make sure it is worth the money that you are borrowing. You may select your own appraiser, or you may ask your real estate broker to help you with this task. Homeowner's Insurance Lenders require that you have homeowners insurance, to protect both your interests and theirs. Like everything else, be sure to shop around for insurance that fits your needs. Settlement or Closing Finally Make Sure Before you Buy Finally, you are ready for the closing. Be sure to read everything before you sign! You should have both your real estate broker and an attorney present at the closing to ensure that all is in order.

According to Lawrence Yun, the National Association of Realtor's chief economist, the spring housing market is starting off strong. "If activity is sustained near present levels, existing-home sales will see their best performance in five years. The NAR expects sales to rise between 7% and 10% in 2012. What does that mean? Strong demand has melted away inventory in some housing markets with investors and first-time buyers vying for bargains, homes are being snatched up as soon as they hit the market. Prices may not be shooting up, but homes are once again selling at a rapid clip in many markets, draining the multiple-listing services and turning up the competitive pressure on buyers. Multiple offers and bidding wars are back. Lately if a buyer is not there the first day a home comes on the market, it's gone. When a quality property that is priced accurately comes on the market, it's not going to sit around. In some areas the competitive environment has already begun to nudge prices up slightly. Bargain prices and historically low interest rates are bringing buyers back. The belief among buyers is that the housing market has already turned the corner and that there won't be a better time to land an affordable home. National Association of Realtors President Moe Veissi, broker-owner of Veissi & Associates Inc. in Miami, says market conditions are improving as supply and demand have become more balanced.
